Why Terrace Pools Went from Concept to Reality - and What You Need to Know
Not long ago, the idea of building a swimming pool on a terrace felt like architectural wishful thinking, something you saw in renderings, but rarely in real life.
At Desjoyaux Pools, we've been asked this question across metros, hillsides, and coastal rooftops:
"Can we do this? Can we actually put a pool on the terrace, safely, legally, beautifully?"
After 50+ years of innovation and over 1,400 installations in India alone, we've stopped treating this like a "what if" and started treating it like a design brief. But more importantly, we've built the systems right from scratch and even patented some. All to make terrace pools practical, safe, and sustainable.
This blog is a guide to help you ask the right questions. You might be a homeowner designing your dream space, an architect sketching a rooftop layout, or a developer looking to add ROI and distinction.
Let's break it down. Not hypothetically, but from the perspective of what's already worked, and what we've learned solving this exact challenge hundreds of times.

Can Your Terrace Handle the Weight of a Swimming Pool?
                  Let's start with the physics.
Water weighs 1,000 kilograms per cubic meter. A 3x2x1m plunge pool adds 6 tonnes - before you account for structural casing, people using it, or decking materials. Most terraces are not designed for that kind of load.
So the real question becomes: Has your structure been designed or upgraded to carry 4-10 tonnes in one spot?

                    - For homeowners:
If you live in a villa or penthouse, get your structure assessed. Retrofitting a terrace swimming pool into a non-engineered slab can cause cracking, or worse.
That said, we've worked with homeowners who assumed their terrace was too fragile, only to find it could support a modular system with minor reinforcement.

                    - For architects and engineers:
Load distribution and dead load balancing are your playground. But when terraces aren't poured with additional load-bearing in mind, our Active Permanent Casing system becomes key.
We developed it to reduce structural weight while preserving form stability, a real-world solution for a rooftop problem.

What If It Leaks? How Do You Waterproof a Pool on Top of a Building?
Leakage is the deal-breaker. A cracked or poorly waterproofed terrace pool can cause permanent structural damage to the floors below, not to mention massive financial fallout.
That's why we don't tile rooftop pools. We don't pour slabs and hope for the best.
Instead, we built our Reinforced PVC Liner system. It's seamless, flexible, UV-resistant, and custom-fitted to every shape. Once installed, the liner stretches and settles with the water. This creates a watertight envelope that prevents leaks, even in extreme Indian weather.
We didn't invent this because it was trendy. We built it because leaks were stopping projects from moving forward. Now, they don't.

Where Will the Filtration System Go? Do I Need a Plant Room or Pipes?
Here's where most terrace pool plans hit a wall: plumbing.
Traditional pools require extensive underground piping, return lines, suction lines, and backwash drains. All connected to a plant room that often doesn't exist on rooftops.
                  We've solved this entirely.
Our pipe-free swimming pool filtration system is built directly into the pool wall. No hidden plumbing. No plant room. No excavation. It includes a skimmer, pump, and cartridge filtration, all integrated, modular, and easily serviced from the top.
This isn't just convenient, it's revolutionary for rooftops. Lightweight, clean, and designed for tight spaces.

What Kind of Pool Can You Build on a Terrace?
Here's the good news: terrace pools don't have to be huge to feel indulgent.

                    - Common rooftop formats:

                      - Plunge pools - deep, compact

                      - Lap pools - long, narrow

                      - Infinity-edge pools - for villas with views

                      - Spa pools - heated, therapeutic

                      - Splash zones - for family-friendly homes

                    - How Do You Choose the Right Pool for Your Terrace?

                      - For homeowners:
A 2x2 meter plunge pool with heating and jets can turn your terrace into a spa. You don't need a party pool to get full use.
                      - For boutique hotels:
Small pools can be visually stunning. We've helped clients build rooftop infinity pools in under 30 square meters that generated more Instagram traffic than their main lobby.
                      - For developers:
Think marketing. "Terrace Pool" on a brochure sells, even if it's compact. We've seen homes with rooftop water features sell faster in premium suburbs.

Is It Legal to Build a Pool on a Terrace in India?
Short answer: Yes, but only if done right.
Each city's building code varies. You may need:

                    - Structural stability certification

                    - Municipal clearance for rooftop modifications

                    - Environmental or water usage approvals in some regions

Working through permissions in Mumbai, Pune, Delhi NCR, and Goa, it's not red tape. It's simply a matter of process and terrace safety. With the right documents, it moves.

Note: These aren't fixed templates. Desjoyaux's modular design lets you create pools that match your home's footprint, however unique it may be.

Is a Terrace Pool Right for You, or Not?
This matters because not everyone is a perfect fit.

                    - Great candidates:

                      - Villa owners with structural flexibility

                      - Developers of 3-5 storey boutique homes

                      - Penthouse buyers looking to upgrade lifestyle

                      - Boutique hotels with underused rooftops

                      - Architects designing from Day 1

                    - Not ideal:

                      - Older buildings with low slab strength

                      - Tenants without structural permissions

                      - Projects already completed without slab reinforcement

Ask the right questions early, and you'll know where you stand.

Is A Terrace Pool Worth It? What's the ROI of a Rooftop Pool?
Depends on what you value, but here's what we've seen:

                - Developers:
Terrace pools increase perceived property value by 15%, especially in luxury markets. It becomes a sales feature, not just an amenity.
                - Homeowners:
A rooftop pool becomes the most-used room in the house, especially in India's long summer months. It's personal luxury, not just resale strategy.
                - Hotels:
The photo ops alone can double your online engagement. Many hotels using high-quality, visually engaging images see up to a 15% increase in booking rates. Because very few visuals can perform better than a rooftop pool at sunset.

The return isn't always in cash. Sometimes, it's in joy, experience, or distinction.

What Should You Do If You're Even Considering a Terrace Pool?
            Start with two questions:

                - Is my terrace structurally capable?

                - Do I want a low-maintenance, long-term solution or a showpiece?

If you're not sure, don't start with sketches. Start with insight. That's what we're here for.
At Desjoyaux Pools, we didn't adapt a traditional pool to the rooftop; we reinvented swimming pool construction.
